What does a villa at Naturale Cherng Talay cost today?

On the developer's price list: the finished 3-bedroom show villa on plot 3 (423 m² plot, 357.4 m² built) is THB 37.36M and the 4-bedroom villa on plot 7 (693 m² plot, 453.9 m² built) is THB 56.5M. Plot 2 is offered for re-sale and plot 4 is reserved; nine villas are sold.

What is included in the price?

The saltwater pool, concealed air-conditioning, built-in wardrobes and walk-in closets, the pantry kitchen with built-in appliances, the smart lighting system, fitted bathrooms and the landscaped garden. Loose furniture is not included.

How do I pay?

Accepted Answer

2% reservation deposit, 28% at the sale and purchase agreement within 30 days, then 20% at the foundation, 15% at the structure, 15% at the roof tiles, 10% at floor and wall tiles and 10% at completion and handover. For the finished show villa the schedule collapses to the reservation, the agreement and the transfer.

A common area fee of THB 30 per m² of plot per month — THB 152,280 a year for the 423 m² plot 3 — paid one year in advance, a one-time sinking fund of THB 300 per m² of plot (THB 126,900 for plot 3), electricity and water at government rates, and an optional villa service of THB 15,000 (3-bedroom) or 18,000 (4-bedroom) a month for pool and garden care twice a week.

What are the transfer costs and can I buy freehold?

Accepted Answer

Transfer taxes and fees are shared equally between developer and buyer. Both freehold and leasehold are available; leases are registered with the Land Department. Changing the buyer before completion costs a THB 200,000 legal fee per contract.

Construction started in April 2024; the developer's June 2024 record put the first villas at 32–36%, and by October 2025 the 3-bedroom show villa was finished and ready to move in. The developer expected the estate complete by the end of 2025; we confirm the handover date of any plot in writing.

The 3-bedroom villa is 357.4 m² built (207.3 m² internal, 150.1 m² external) on a 423 m² plot with a 10 × 4.3 m pool. The 4-bedroom villa is up to 511.2 m² built on plots of 587–693 m² with a 14 × 5 m pool and a jacuzzi; plot 7 is 453.9 m² built on 693 m².
